Switching property management companies, or hiring professional management for the first time, can feel like a leap when you're not sure what actually happens after you sign. At Mane Properties, onboarding a new owner typically takes about 30 days from start to finish. Here's a realistic breakdown of what that month looks like, whether your property already has tenants in place or you're planning to lease it up.
The First Week: Property Review and Paperwork
The first week is mostly information gathering. We walk the property, or review it remotely when that's more practical, and document its current condition. We also collect the paperwork that keeps everything organized going forward, including existing leases, insurance information, HOA or condo association documents where applicable, and utility account details. This is also when we set up the systems owners use to track their property going forward.
Weeks Two and Three: Tenants, Screening, and Maintenance Setup
If the property already has tenants, we review the existing lease terms, confirm rent collection is set up correctly, and introduce ourselves to residents so the transition is smooth on their end too. If a unit is vacant, this is when marketing and showings begin. Every applicant goes through the same screening process, a credit check, background check, income verification, and reference checks, regardless of how quickly an owner wants the unit filled. We also connect the property to our in-house maintenance team during this stage, so plumbing, HVAC, electrical, painting, and snow removal are handled directly by our own staff rather than outsourced to third-party contractors, with no markups added. For HOA and Condo Association Clients
Onboarding an association works a little differently. Along with the property-level paperwork, we review governing documents, current dues collection practices, existing vendor contracts, and any open compliance items the board is tracking. Ongoing support includes dues collection, vendor oversight, and helping boards stay current with legal requirements, all coordinated with the board rather than replacing its decision-making.
