Who Handles Snow Removal? Landlord and Tenant Responsibilities for Chicago and Cincinnati Rentals

As the first snow of the season approaches in Chicago and Cincinnati, one question comes up every year: who actually has to shovel? The answer depends on the type of property, the lease, and sometimes local ordinance, and getting it wrong can create a slip-and-fall liability neither side wants. Here is how snow and ice responsibility usually breaks down, and how Mane Properties handles it.

Single-Family Homes and Small Multi-Unit Rentals

For a single-family rental or a small multi-unit building without dedicated maintenance staff, snow and ice removal is typically assigned in the lease itself. Some leases make the tenant responsible for the sidewalk, steps, and driveway, especially when the tenant has exclusive use of the yard. Others keep that responsibility with the landlord, particularly for shared walkways in a multi-unit building. Chicago's municipal code generally requires whoever controls a property to clear snow from the abutting public sidewalk within a set time after snowfall, and that obligation can be shifted to a tenant only if the lease says so clearly. Cincinnati has similar expectations for keeping sidewalks passable. Either way, the lease, not assumption, is what governs.

Condo and HOA-Managed Buildings

In a condo or HOA-managed property, snow removal for common areas, such as entryways, parking lots, and shared walkways, is coordinated and paid for by the association rather than by individual unit owners or tenants. That means the company managing the HOA is responsible for scheduling the crew, confirming the work actually happened after a storm, and keeping the expense inside the association's budget. Individual owners are usually still responsible for anything exclusive to their own unit, such as a private patio or entry.

How Mane Properties Handles It

Mane Properties keeps snow removal in-house rather than outsourcing it to a separate vendor, the same way plumbing, HVAC, electrical, and painting work is handled directly by our own maintenance team, available 24/7. That means no third-party dispatch delay and no markup added to the cost of a snow removal visit. For owners, the expense shows up in real-time financial reporting with no hidden fees, ever. For HOA and condo boards, the same in-house team that handles dues collection and vendor oversight also coordinates seasonal snow and ice service for common areas.

What Tenants Should Do

If you are a Mane Properties tenant and are not sure whether snow removal falls to you or to us, check your lease first; it will say so explicitly. If an area you believe is our responsibility has not been cleared, or you notice an icy walkway that looks hazardous, submit a maintenance request right away rather than waiting. Prompt reporting protects you, your neighbors, and the property itself.
